4 Signs You Need A Roof Inspection
Maintaining a safe and sound roof should be the most important concern when it comes to your home. The roof not only looks attractive but it protects the house and everyone inside. Below are 3 signs that you need a roof inspection.
1 – When you clean out your gutters or at the end of the downspout, do you see a pile of granules? Find yourself wondering what that is? It is the granules from your shingles coming off. Roofs tend to lose more granules toward the end of their life cycle. Ultimately, coming off in your downspout.
2 – Have you had hail hit your property in the past 1-2 years? Hail damage may take up to 10 years off of the life of your roof. Hail damage to the roof typically includes severe granule loss, a bare spot which allows water to penetrate into the shingle or perforate of the shingles. By thoroughly analyzing the exterior of your property we are able to obtain valuable information regarding the hail storm that affected your property.
3 – Are your shingles curling? If a shingle curls, typically, it is past its prime and needs to be replaced in the near future. Step away from your home to get a good view of the roof. Do other shingles appear to be curling? What to look for:
– Consistent texture throughout
– Curling & lifted shingles
– Bald spots
– Shingles that are missing
4 – Do you have water stains on your ceiling? Sometimes ice dams form over the course of the winter. Ice dams form when a warm roof, above 32 degrees F, allows snow to melt giving way to water running down your roof. Meanwhile, the roof edge remains below 32 degrees F, ultimately freezing the water when it hits the cold roof edge or eave. Without proper roof snow removal, the ice develops an ice mass which prevents melting snow from properly draining off the roof. When the water is unable to drain from the roof, it may then back up underneath roof shingles and make its way into your home. Ice dams, because of their weight, can tear off gutters, loosen shingles, and cause water to back up, causing damage to walls, ceilings, and insulation. The effect of an ice dam can be felt long after the snow melts.
