Is your roof leaking?

Some leaks are large, others are small, all of them can wreak havoc on your roof, walls, and foundation. The best homeowner defense is being watchful and taking quick action. Even a small leak in your home’s roofing system that seems like nothing more than an inconvenience is a major repair bill waiting to happen. Decay of the shingle will speed up granule loss. Granules are there to protect the shingle from UV rays and water. If you view worn areas on your shingles your roof is deteriorating. Many leaks arise from this condition. Missing shingles should be checked by a storm damage inspector for possible damage. Be sure to patch or replace your roof to prevent water damage. Notice any interior water spots on your ceiling? If so, your roof could be leaking and in need of roof repair. Shingle installation can last between 15-20 years. If your roof is reaching this age it is not a bad idea to have a roofing contractor inspect it for signs of damage. Be on the lookout for the following: –Buckling, curling, or missing shingles – Wind, rain, hail storms, freezing temperatures, or even someone walking on the roof can all damage shingles. –Roof spots or stains – Look for spots that may indicate a leak around vents or a chimney. –Debris on the roof – Moisture retention on the roof causes mildew, mold, and moss that will shorten the life of your roof. –Metal Flashings – Cracks in the flashing along the top and the sides of the skylight, as well as any missing or cracked shingles around it. The most obvious consequence of a leaking roof is the damaged rafters, ceiling joists, wall framing and even fascia boards & exterior trim can become victims of water intrusion. Chronic roof leaks lead to wood deterioration and a weakened roofing system. Rotten roof framing causes serious problems that require assistance from a professional contractor. If there’s a wind storm that comes through and blows some shingles off or if a hail storm damages your roof, insurance will likely cover the cost. If the damage was caused by an unavoidable event, you’re usually covered. You won’t be covered if damage is a result of neglect. If you’ve neglected to perform proper roof maintenance or if the damage could have been avoided with more care from the home owner, chances are you’re not covered by insurance.
